What Dual Underwriting Provides
Intelligent Title issues policies through both Stewart Title Guaranty and WFG National. That dual underwriting relationship provides three specific benefits to lenders and borrowers:
SBA files, conforming files, portfolio files, and specialty transactions each have specific endorsement, rider, and delivery requirements. Two underwriters expand the range of program-fit options — the file goes to the underwriter whose program expertise, endorsement library, and delivery specs best match the transaction.
Both underwriters are established, financially stable, and nationally licensed. Dual underwriting is a coverage continuity discipline — no single underwriter dependency, no single-source risk in the title insurance chain behind the file.
Many lenders have existing preferences, approvals, or relationship history with one or both underwriters. Dual underwriting means the lender's institutional relationship is honored — the policy is issued through the underwriter the lender's compliance and credit teams already work with.
Underwriter Selection
For institutional deployments, Intelligent Title works with the lender's compliance, credit, and closing teams to align underwriter selection with the lender's institutional preferences. Where a lender specifies Stewart, files route to Stewart. Where a lender specifies WFG, files route to WFG. Where a lender has no preference, Intelligent Title selects the underwriter whose program expertise best matches the transaction type.
For individual borrowers, underwriter selection is coordinated with the borrower's lender and closing party. In either case, both underwriters deliver full-service, program-appropriate title insurance policies.
